Triangle Corporate Center is a 78,000-square-foot office/industrial complex, purchased in 1996 for $2,825,000. The project was subsequently refinanced at $2,865,000. Since the purchase in 1996, all equity has been returned to the investors, and historical distributions total in excess of 100% of the initial investment. In November 2014, the project was refinanced as part of a five-building suburban Chicago portfolio. In addition to the acquisition and syndication, American Landmark Properties managed and leased this project. The property was sold in May 2008, as part of a portfolio sale, for $5,340,500, which translated to a 3.5x equity multiple for the investors.
