Oak Brook Place I & II is a two-building 181,000-square-foot office complex located on 22nd Street in the highly desirable I-88 East-West Corridor submarket of Chicago. Purchased in 2016 for $16,000,000 with a loan of $10,400,000, American Landmark’s activities include acquisition, syndication, leasing and management. At the time of purchase, American Landmark announced an extensive renovation of the lobby, restroom and lower level common areas to support its repositioning of the property. As a result, occupancy was increased from 86% to 96% within American Landmark’s first six months of ownership. At the same time, rental rates were successfully increased at the property by more than 5%.
