750 Warrenville Road is a 93,000-square-foot office building, purchased in 2016 for $6,000,000 with a loan of $4,892,000. Immediately following the purchase, American Landmark completed a renovation of the lobby and exterior areas to differentiate the property from the other “commodity” assets in this market. In addition, an upscale tenant lounge was added to the lower-level amenities. American Landmark Properties managed and leased this building. Despite delays and uncertainties related to COVID-19 and a price reduction resulting from due diligence, American Landmark successfully closed a sale in March of 2020 at a number that returned all equity to the investors. The property was sold for $9,550,000, which translated to a 1.2x equity multiple and a 1.5% IRR for investors.
